Cal Am Properties - Rent Increases excessive in Val Vista Villages in Mesa, Arizona
I've spent the past 3 winters in Val Vista Villages and each year the rent has gone up $250 for our side of the park and $375 for the Fiesta side of the park. They are apparently trying to bring Fiesta rents up to match Val Vista rent so they received a greater rent increase.
In three years that's $750(+). My pension didn't go up that much and if the rents continue to climb we will have to consider selling even though we like the people in the park and the amenities. We're told that the increases are to build new facilities, some of which the people don't want or need. There is nothing wrong with our current hall other than it is small and doesn't hold the big name performances that Cal-Am tries to bring in.
There was nothing wrong with the shuffle courts, but they built new ones. The location of the post office and hair dresser are now central, but they plan to spend money to move them There has been three different managers in three years; new office staff each year and new sales people so I question why people are being let go or deciding not to stay on with Cal-Am.
I met a maintenance man at another park who said he once worked for Cal-Am and it was a horrible experience. There is a petition being circulated in the park to express our concerns about the high rent increases, but we doubt that a large corporation like Cal-Am will heed our warning that they will have empty parks if many of us are forced to sell due to high rents and a poor Canadian dollar.

Cal Am Properties Cons: Excessive rent increases, Constant upgrades when not necessary, Paying for trash and sewer year round, Managers that do not follow up on issues.

I agree completely and now the rent went up another $300.00 buck. It is outrageous the amount they want residents to pay when we are only there for 4 months of the year.
This year, 2016, is going to be over $8000.00. I can rent a pretty nice place elsewhere for that kind of money.
Welcome to corporate America. Large corporations are buying up trailer parks across the U.S.
and driving up rents as well as cutting amenities and services in many parks.
It's all about increasing profits for the owners and shareholders. They could care less about hardships we, the renters endure!
Typical corp's excuse to raise fee's and line their own pockets with so called bonuses.
